CALL TO ORDER
Date & Time: HOA meeting commenced at 6:37 PM, conducted by Jessica (Board President).

AGENDA ITEMS
1. CC&R Updates – Voting Status
Approval process discussed.
Remaining non-responding homeowners will be contacted directly by board members.
Board divided by unit numbers for outreach (to be completed by September 24th):
Units 1–22: Jessica
Units 23–44: Karmen
Units 45–66: Cheryl
Units 67–88: Rachael
Units 89–110: Kristina
2. Backyard Check-ins
Unit #051: One final check needed. (Assigned to Rachael)
Grape vines discussed.
3. Landscaping / Bids
Kristina: Obtain bid for replacement of all dead bushes.
Carlos: To inspect sprinkler system before new bushes are planted.
Obtain bid for additional landscaping on south property line, including area behind Betos.
Receive bids for snow removal services.
4. Property Maintenance & Signage
No Trespassing signs to be installed by October 8 – Assigned to Cheryl.
Fall/Winter Newsletter – Assigned to Rachael. Include:
Reminder to disconnect hoses
Remove seasonal yard décor
Salt/ice melt availability
Snow removal start timeline
No new trees to be planted moving forward
5. Violations & Enforcement
Violation tracker to verify reactivation of access after fines are paid – Karmen assigned.
Insurance Deductible Concern: Without CC&R updates, current deductible poses a risk.
30 days to complete the CC&R change.
6. Pool & Property Updates
Winterizing Pool: Completed on September 11, 2025.
Property Line Update: Retainer paid to attorney. Letter will be sent (attorney to notify HOA).
Fence Updates: Some fences were incorrectly installed; assessing which can be corrected without major labor costs.
