How much are the monthly dues? What do they cover?
How and when do I pay? What happens if I don't pay?
As of January 1, 2023, our monthly dues are $210.
These dues cover the cost of water/sewer/trash, landscaping/snow removal, clubhouse amenities, pool/hot tub maintenance, and insurance. Here is our current year's budget to show an even more detailed breakdown of expenses.
Association dues are due the 1st of each month and are to be paid to "The Willows of Springville" and sent to
PO Box 87 Springville, UT 84663. Direct payment can be done through your own personal bank by setting up bill pay. Once bill pay is set up, you can have your monthly HOA dues directly withdrawn. Payments can also be made through Paypal by the clicking the "Pay Dues" button above. Paypal requires an additional fee that is added to the total amount.
Dues not received by the 5th of each month are fined with a $10 late charge, and not received by the 10th of each month will be charged a 5% fee. A 1% fee is also charged each month on all open balances. The HOA can place liens on properties that have open balances.
How do I get a mail key? Which mail slot is mine?
If you do not have a key or know which mail slot correlates with your unit upon move in, please contact the Post Office. The HOA does not have any information regarding mail keys or slots.
When is trash picked up?
Our trash is picked up every Tuesday morning. The dumpster on 700 N has an extra pick up on Friday mornings, as well. PLEASE BREAK DOWN ALL BOXES AND DO NOT PLACE LARGE ITEMS IN THE DUMPSTER OR TO THE SIDE. We are fined for items not placed inside the dumpster, so please make sure your trash bags make it in. The board has the right to issue fines at will if you are caught breaking the dumpster rules.
How do I recycle?
Recycling is not an included amenity. Recycling bins in our community are paid for and designated by individual units. Recycling bins are located on 175 East most North area of the community close to the RV parking.
Springville City offers a biweekly residential curbside recycling program for Springville residents. A customer service rep can help you sign up for your recycling by calling 801-491-7867. More information, including a pick-up schedule map, can be found here at their website.
Where can I park my trailer/boat/camper/etc.?
Our community has RV Parking in the very north west section of the development. For a one time fee of $100, we can provide a key to access to the RV Parking. Please fill out the registration form and email it to the board at thewillowshoa@gmail.com. Approval is based on current space available. The RV parking area is not a storage area for abandoned vehicles. Vehicles located in the storage area must be considered operable and registration current.
What is a transfer fee and how much does it cost?
The transfer fee is the cost associated with purchasing a home and is 0.5% of the sales price. A transfer fee is applicable anytime a title changes hands, including transfers due to death of the homeowner or gifting of property. We also request 2 months in advance of monthly dues to ensure a smooth transition.
What insurance does the community have?
The HOA Master Policy Insurance is covered by State Farm Insurance. If you are in need of an Insurance Certificate, please contact Cambria Smith's office at 801-489-5636. The HOA's master insurance policy has a deductible of $25,000.
Our CC&Rs require owners to have an HO-6 condo/town home contents insurance policy which should as well include liability coverage and building coverage of at least $25,000. If you need help obtaining this type of policy, your current insurance carrier should be able to help you.

How do I access the clubhouse? How do I get a key card?
We offer a key card for clubhouse/pool access. In order to be issued a key card, please text the HOA phone number at (801) 477-6435. Please consider when requesting a keycard there is a 24-48 hour response time. If a keycard is requested on a weekend or during a holiday, the response time could be longer than the 24-48 hour window.
One key card is issued per unit. New key cards are $20. Prior to receiving a key card you must sign acknowledging you have read and will comply with the communities 'Rules and Regulations'.

When an owner or a renter sells or moves from their unit, please return your keycard to the office mail slot in the clubhouse. This helps us keep track of who is moving in and out of our community and using our facilities.
Why isn't my key card working?
Residents may find that their keycard is not working for a few reasons:
1. Monthly dues are late or not current
2. Misuse of pool, clubhouse, or community property
3. Loaning out keycards to non-community members
4. A fine has been issued which resulted in a 30 day suspension of the keycard
If you do not fall under any of these categories, please contact us, and we will try to get your card working.
How do I reserve the clubhouse?
Our residents may reserve the clubhouse for group events if they wish by submitting a reservation form online.
**Please check the calendar before submitting a reservation.**
The HOA will review the form and put the reservation on the calendar.
If you wish to reserve the clubhouse for longer than a 4 hour period or stay longer than the 4 hour reserved time, there is a $25 fee for each hour the reservation extends beyond the 4 hours. All deposits and payments must be provided in the form of a check and placed in the clubhouse office mail slot within 48 hours of your reservation request.
