CALL TO ORDER Date and time

HOA Meeting began at 6:30 PM conducted by Jessica who serves as Board President.

Board Not in Attendance:  Kristina

Community Members in Attendance: None


FINANCIAL REPORT

Assets & Operating Fund: Reviewed

Reserve Expenses: Reviewed

Profit & Loss Reports: Reviewed


Meeting Minutes

Agenda Items:

  1. Pool Opening & Tasks

    • Estimated opening date: May 25th if repairs are completed

    • Soap dispenser has been installed; pool lights and hot tub timer are currently in progress

    • Working with Rocky Mountain Pool Company on a month-to-month basis; they are coordinating the Health Department inspection

    • Bid for a new pool net is in progress

    • Pool area has been power washed by the Clubhouse Manager

  2. Community Pool Party

    • Proposed date: Monday, June 30th at 6:00 PM

    • Karman is checking availability with Xfinity for potential involvement or sponsorship

  3. CC&Rs Update

    • Cheryl provided an updated cost estimate from the attorney

    • A 60% vote from homeowners is required for approval

    • Plan to gather signatures door-to-door to update the CC&Rs, aiming for more flexibility regarding insurance deductibles

    • This change could result in an annual insurance savings of $2,300

  4. Tree Maintenance Updates

    • Bids for tree work are ongoing

    • Gathering rental quotes for potential RV parking area tree management

  5. Community Responsibility and Involvement

    • The Spring Newsletter will be distributed this May.

    • Residents are encouraged to review it for important community updates

  6. Contact and Card Information Questions

    • Verify Contact information of residents. Some calls will be made to community members.


Projects and Repairs

Completed:

  • Water main repair completed between 735 N and 739 N on 200 East

  • Sprinkler box water line repaired south of Unit 722 on 150 East

  • Website updated with the new Master Policy Declaration Page

  • Repairs made to the Junior Playground

  • Shutters installed on 200 East units

  • Wasp catchers installed throughout the property

  • Spring Newsletter and flyers scheduled for delivery in May 2025

  • Water leak detection service completed

In Progress:

  • Pool repairs: lights, hot tub timer, and new pool net installation

  • Tree maintenance: obtaining bids for trimming and removal along the south property line

  • Theater room stair edging installation

  • Bid in progress to replace exterior clubhouse fireplace brickwork

  • Treadmill replacement underway

  • Sprinkler box lid replacement in progress


Reminder: 2025 DUES

Dues since January 1, 2025 to $240.
