HOA Meeting Minutes & Agenda

Roll Call

Board Members Present: Jessica, Karmen, Cheryl, Rachael, Kristina

Community Members Present: None

Financial Report

All financial documents were reviewed, including:

• Assets & Operating Fund

• Reserve Expenses

• Profit & Loss Statement

Agenda Items Discussed

1. Tree Trimming- Multiple proposals were received for tree work along the lot line:

   • Option A: Removal & Trim of all lot line trees

   • Option B: Sectional removal

   • Option C: Removal of the most hazardous tree only

After reviewing all bids and considering the safety risks and liability concerns, the board voted to proceed with Option C, prioritizing removal of the most dangerous tree.

2. Security Footage

   • Board reviewed and explained access procedures for security system.

3. Recycling

   • Units with confirmed recycling: 759, 778, 779. Recycling is not a covered amenity of the HOA.

4. CC&Rs Revision

   • Legal fees paid in full.

   • Signatures will be collected based on documents approved by the board.

   • Target date: Complete by July 6; present to the community by end of July.

5. Warning Flyers

   • Notices were issued to remind residents that no trees are permitted in backyards, and that bikes, toys, or other personal items should not be placed in areas that obstruct landscaping work. This includes areas where bushes may need to be replaced or maintained.

   • The goal is to support the upkeep and appearance of the community grounds.

6. Gym Equipment

   • One new treadmill to be purchased.

7. Clubhouse & Pool Restrictions

   • New signage in the gym instructing members to return weights.

   • Replacement clasps discussed for gym equipment.

   • Age Requirements discussed

8. Community Event

   • Announcement to be posted to social media and getting RSVPs.

Projects

Completed:

• Issued fines for Violations

• Sprinkler Pipe fixed on 700 N near on the West side of Clubhouse

• Refund Issued from the City for services not selected

Ongoing/Updates:

• South Line Tree Trimming

• Treadmill Purchase

• Community Event

• CC&Rs update

New Projects:

• Sign to be fixed at the back of the complex

CC&Rs Update

• As noted above under Agenda. Target completion and community presentation in July.

2025 Dues

• Dues since January 1, 2025, are set at $240.
