Homeowners Association Meeting Agenda & Minutes Date: July 2025 Call to Order: The meeting was called to order at 6:30 PM by Jessica, HOA Board President.

Agenda Items
1. Tree Line Removal (Peterson Tree Care Proposal)
Concerns were raised by Peterson Tree Care regarding several hazardous trees.
Proposed date for work: August 4, 2025
Partial road closures required for crane access. Peterson will notify residents on the cul-de-sac.
No stump grinding included in any options.
Options Presented:
Option A: Remove 2 most hazardous trees – $13,100
Option B: Remove 4 most hazardous trees – $16,300
Option C: Remove 5 most hazardous trees – $18,950
Additional Notes:
Remaining East trees to be completed at future time to mitigate loss the following will need to be completed
Safety fencing (Assigned: Jessica).
Signage procurement & Installation (Assigned: Cheryl).
2. Property Boundary Proposal
A recommended proposal for a boundary line settlement was presented, including a Lot Line Letter with specified dates. (Assigned: Karmen & Rachael)
Option 1: Tree Removal & Property Purchase
Option 2: Discounted Property Purchase – Buyer Assumes Responsibility
Option 3: No Purchase – Fence Installation to Ensure Safety
Option 4: Alternative Solution or Suggestion
3. Backyard Trees & Fines
All trees should be removed unless prior written approval is granted. Two residents have currently removal extensions.
4. Landscape & Irrigation Issues
Concerns raised about dead grass and insufficient watering.
Landscapers were on-site this week and inspected all sprinkler systems.
Residents are advised to submit a maintenance request form and notify the Board of any ongoing issues.
Follow-up on landscaping and adding Units #169 & #796 for bush replacement (Assigned: Kristina).
5. Fitness Equipment Update
One treadmill is currently non-functional and requires a new control panel ($189.68) purchase planned to be budgeted in future year due to unexpected costs of tree removal in the budget.
A new treadmill was purchased and installed using discounted funds through a manufacturer event, which also contributed proceeds to a charitable cause.
6. CC&Rs Update & Voting
Email distribution for CC&R approval to be send date August 1, 2025.
In-person or proxy signatures required by August 19, 2025, at 6:30 PM. A 60% approval rate is needed.
Resident Question: What is the change in the CC&Rs?
Response: The proposed change is a small revision to the wording regarding the HOA’s insurance deductible. It updates the language to be more general, allowing the HOA to align with current and future state insurance requirements without needing further amendments.
7. Fines and Compliance
Letters for outstanding violations are to be written and sent. Specifics to be provided in future correspondence.

2025 HOA Dues
Annual dues have been set at $240, effective January 1, 2025.
