Dear Residents,
We are excited to welcome you to another year at The Willows! As your HOA Board, we are committed to fostering a strong sense of community, and we encourage your involvement in keeping our neighborhood vibrant and thriving. We value your ideas for community improvement, and while we are operating on a limited budget, we are eager to hear suggestions that can be implemented with little or no cost. Together, we can make this a wonderful place to live.
General Community Updates:
Projects Dates:
Carport Painting: May 25th to June 4th
(SEE IMAGES WITH MAP ON EMAIL THAT WAS SENT OUT TO OWNERS AND RESIDENTS)
Please be advised that carport painting will take place according to the schedule below. During your designated zone dates, all vehicles must be removed from the carports and surrounding no-parking areas to allow the painters full access.
Painting Schedule
Yellow Zone: Monday, May 25 – Tuesday, May 26
Red Zone: Wednesday, May 27 – Thursday, May 28
Blue Zone: Friday, May 29 – Saturday, May 30
Green Zone: Monday, June 1 – Tuesday, June 2
Pink Zone: Wednesday, June 3 – Thursday, June 4
Please ensure vehicles are moved before work begins each day. Vehicles remaining in restricted areas may be subject to towing at the owner’s expense. Thank you for your cooperation and patience as we complete these community improvements.
Vinyl Fence Repairs: Monday May 25th Freeway Fencing will be on site to complete fence repairs throughout the community. An HOA board member will contact the affected tenants and homeowners directly for any units where work will be performed.
HOA Board Meetings:
Homeowners Association meetings are held bi-monthly on odd-numbered months, on the second Wednesday at 6:30 PM in the clubhouse. If you have any topics you would like included on the agenda, please email them to thewillowshoa@gmail.com for consideration.
Community Reminders:
Contact HOA Board - The best way to reach the HOA Board is via email at thewillowshoa@gmail.com or by phone (text preferred) 801-477-6435. Please allow up to 48 business hours for a response, as we may need time to investigate your inquiry. You can also stay updated on HOA meeting minutes and resolutions by visiting our community blog at thewillowshoa.wixsite.com/home.
Landscaping - We are continuing to work with C&C Grounds Maintenance LLC, who will be maintaining the grounds until November. Their services include mowing, weeding, fertilizing, aerating, trimming shrubs, and managing the sprinkler system.
Yard Maintenance - The HOA is responsible for maintaining the front yards. If you'd like to plant flowers, fruits, or vegetables, please do so in your backyard. However, please be advised that planting trees in backyards is not allowed due to the potential damage to fences and the lifting of neighboring concrete surfaces.
Community Easements- No personal items may be stored in the East or West easement areas, including behind homes facing the wildlife reserve or west-side properties.
Personal Items Reminder- Please refrain from storing toys, bicycles, or other personal items in front of units. We kindly ask that these items be kept in your backyard areas instead. Additionally, please ensure all lawns and common areas are free of personal belongings to allow landscapers to complete scheduled maintenance safely and efficiently.
Vehicle Parking - Residents are assigned one covered parking space. All additional parking is first-come, first-serve, with no assigned uncovered spaces. Please remember commercial or oversized vehicles that obstruct the view of pedestrians need to be parked in our overflow areas - there is an overflow area on 800 North and to the West of the clubhouse parking lot near the mailboxes. All vehicles must be currently licensed and registered; otherwise, they risk being towed. Carports are for parking private passenger vehicles only and may not be used for storage.
Community Dumpsters- Dumpsters are emptied on Tuesdays, with an additional pick-up at 200 E. on Fridays. Please remember to flatten all boxes before disposal. Furniture, appliances, and construction waste are not permitted, and fines will be assessed for non-compliance.
Clubhouse Reservations - The clubhouse is available for group events, but reservations are required. To view the calendar availability, visit our website at thewillowshoa.wixsite.com/home and click on "Calendar" (accessible only from a computer, not a phone for some users) or click here if accessing this newsletter electronically. To make a reservation, go to the same website, click on "Community Amenities," then select "Reservation Form." or click here. Reminder: Reservations longer than 4 hours will need to pay $25 for each additional hour. Also, all required responsibilities and cleaning form must be completed after each reservation.
Community Maintenance Requests - You can now submit maintenance requests online for items under the HOA's jurisdiction. Please notify us of any needed repairs, such as broken sprinklers. Please refer to the CC&R's (Article 8: Repair & Maintenance on page 21) for clarification as needed.
Pet Policy - All pets must be leashed while outside, with the exception of the grass field across from the clubhouse on 700 North, where off-leash play is permitted. Pet owners are responsible for cleaning up after their animals and disposing of waste in the dumpster. Please be mindful of excessive barking, as we live in close proximity to one another. Feeding cats that do not belong to you is not permitted. Please note: Violations of these guidelines may result in fines.
RV Parking Lot - Please email the HOA if you would like to store a licensed trailer, boat, RV, etc. Spaces are assigned upon receipt of the reservation form and $100 payment. The RV lot is first-come, first-served. One space per resident; if full, you will be placed on a waiting list.
Smoking - Please be respectful of our close proximity and do not smoke within 25 feet of any unit per the Utah Indoor Clean Air Act. This includes marijuana, hookah, and vaping.
Pool Opening: Target Date of opening the pool on or around: Memorial Day but determined by the county if all requirements are met.
Please remember:
Showers are required prior to entering the pool.
Anyone under 18 years of age must be accompanied by an adult key card holder.
No food or glass is allowed in the pool area; water is permitted in non-glass containers.
Please familiarize yourself with the pool rules, which are posted in the clubhouse. The pool is monitored by cameras, and fines will be applied for rule violations.
Key cards Reminders:
DO NOT loan or give your key card to anyone who is not authorized to use it.
If you sell or move out of your unit, the key card must be returned to the HOA Secretary or dropped in the clubhouse office mail slot. The new tenant or owner will need to contact the HOA Secretary to obtain a new key card.
If you lose your key card, report it immediately to the HOA Secretary via HOA email or text.
Please be aware that if your unit's HOA payment is overdue by $720 or more or you have been issued a fine, you will lose access to the clubhouse amenities until payment is made.
