Agenda & Meeting Notes

1. Reserve Analysis Questionnaire 

   • Jessica to send the questionnaire to Dale Gifford.

   • Rocky Mountain Invoices for questionnaire

     • Invoices received; awaiting detailed breakdown from the pool repair company.

2. Rules & Regulations / Welcome Packet Updates

   • Presented proposed changes for review and upcoming vote.

   • Updates include:

     • Clarification of commercial parking areas.

     • Requirements for all vehicles to be registered and operable match CC&Rs.

     • Definition of the late payment schedule, including fines, collections, liens, and foreclosure thresholds.

3. Security System

   • Current repair estimated at $50 if virtual appointment $175 for in person

   • Board to review additional estimates for upgraded systems or alternative providers. Rachael assigned to get estimates.

4. Attorney Update

   • Cheryl reported no counterclaims received; matter remains pending.

5. Landscaping

   • Three bids requested for Spring work; submissions due by March 11th. (Kristina)

6. Wasp Control

   • One additional year of purchasing supplies for common areas approved. (Cheryl)

7. Tree Removal

   • Bids requested for removal near RV parking and approximately three trees in front of units. (Kristina)

8. Carport & Pool Fence Painting

   • Bids to be obtained. (Jessica)

9. Fence Repairs

   • Work to be scheduled. (Rachael receiving estimates)

10. Other Items Requiring Scheduling / Referrals

    • Pool sign repair – Sean

    • Clock installation in pool area – Sean

    • Exterior fireplace – referrals requested

    • Theater room carpet – Sean & Jessica
