Board Members Present: Jessica, Cheryl, Karmen, Rachael, and Kristina
Board Members Absent: None

Agenda Items & Discussion
1. Financials & Delinquent Accounts
There are currently 15 delinquent accounts.
The Board discussed moving forward with foreclosure proceedings on larger accounts that remain significantly delinquent.
2. Pool Closure
The pool is scheduled to close approximately September 8, 2026.
3. Maintenance & Repair Requests
Power Washing: The Board discussed the possibility of power washing the fronts of the buildings. Jessica will obtain bids for consideration.
Shutters: Shutters have been remounted on the balcony area etc. Completed.
Sidewalk Tripping Hazards: Obtain a bid for grinding down or lifting/replacing areas of the sidewalk that present tripping hazards. Cheryl will obtain the bid.
Fence Latch Replacement (unit on 700 N): Kristina getting a bid.
Security Light and Camera for Commercial Parking Area: Viewing additional options for cameras assigned to Rachael
4. Updated Rules & Regulations
The Board reviewed the updated rules and regulations.
The deadline for finalizing the updates is August 30, 2026.
A vote will be conducted following the review period.
5. Correspondence with Attorneys
Cheryl responded to the attorneys regarding the outstanding matter.
The Board expressed continued frustration that the process has not moved forward, despite both parties having reached an agreement.
6. Move-Ins/Move-Outs
Key cards have been completed.
Assignments & Follow-Up
Jessica: Obtain bids for power washing the fronts of the buildings.
Board: Finalize updated rules and regulations by August 30, 2026, and proceed with the vote.
Board/Management: Continue monitoring delinquent accounts and determine next steps for larger delinquent balances.
Cheryl: Continue communication with attorneys regarding the unresolved matter.
Rachael: Looking into security camera for commercial parking.
