Call to Order
The meeting was called to order.

Agenda Items & Discussion
1. Financial Review & Delinquent Accounts
The Board reviewed the association's financial statements and discussed delinquent homeowner accounts.
2. Reserve Study
The Board reviewed the reserve analysis and discussed future funding needs. Based on current reserve projections, an increase in HOA dues may be necessary beginning January 2027 to adequately fund reserve obligations and anticipated capital expenses.
Current monthly HOA dues are $240 per unit. Under the governing documents, the maximum annual increase without additional approval is 15%, which would increase dues to $276 per unit per month.
3. Property Line Update & Tree Maintenance
Property line documentation is available upon request.
The Board discussed tree maintenance along the south property line. Completion of the property line review is required before proceeding with work in that area.
A proposal was received from Peterson Tree Care for the removal and maintenance of trees near the RV parking area, including two crabapple trees, in the amount of $2,975. Work is tentatively scheduled for June. A minimum two-week notice will be provided to RV parking tenants before work begins.
4. Carport & Pool Fence Painting Estimates
The Board reviewed seven painting proposals received for the carports and pool fencing. Bid amounts ranged from approximately $12,000 to $82,000.
Received proposals include:
Accent Painting – $22,237
EPIT Painting – $12,600
GC Painting – $12,090
Painter 1 of Utah – $81,950
Paint EZ – $24,056
Unforgettable Painting – $14,088
Additional warranty information is being requested and reviewed for select proposals before a final decision is made.
5. Property Repairs & Maintenance
Fence Repairs: Multiple contractors have been contacted, and additional bids are expected this week.
Property Damage: The Board discussed repairs related to:
Recent windstorm damage
Damage caused by neighborhood children
Dumpster gate repairs
Roof Vents: Repairs are needed for Unit 164. Kristina will contact Intermountain West Contractors regarding the work.
Chimneys: Additional bids are being obtained. Cheryl will reach out to contractors for proposals, and Kristina will follow up with Craig regarding recommendations.
Clubhouse Furniture: The Board is evaluating options for purchasing two new tables for the clubhouse, including available products from Costco.
6. Pool & Amenity Updates
Preparation for the pool and hot tub season is underway.
An inspection is scheduled for approximately May 11. The Board will evaluate any required repairs before opening the facilities. The official opening date will be announced later in May.
7. Move-Ins & Move-Outs
The Board reviewed recent occupancy changes, including activity related to Unit 164.
Assignments & Follow-Up
The Board reviewed outstanding action items and assigned follow-up responsibilities as discussed during the meeting.
