2026 JANUARY ANNUAL AGENDA & MEETING MINUTES

Call to Order
The meeting was called to order at 6:30 PM by Jessica Gilliland, Board President.

The meeting was conducted by HOA President Jessica Gilliland.
Financial Review
2025 Profit & Loss Statement Riley Galt presented the 2025 Profit and Loss Statement and reviewed the itemized line items. Attached below.
Profit Highlights:
HOA payments made via credit card and paid monthly, resulting in approximately $5,318 in credit card reward points.
Expense Highlights:
Accounting services
Clubhouse expenses
Repairs and maintenance
Pool maintenance (Rocky Mountain Pools)
Insurance (State Farm)
Preventative maintenance on water lines
Wasp treatment
CC&R updates
Land surveyor fees
Whipples water line repair
Pipe repairs
Fence repairs
HOA registration fees
Springville utilities
Garbage services
Balance Sheet Review
Investments managed by financial advisors were reviewed.
The HOA experienced an approximate gain of $24,000 during the year.
2026 Proposed Budget
The proposed 2026 budget was presented by Accountant Riley Galt. (Attached below)

Hot tub jet pump and timer replaced
Pool lights replaced
Dead and dangerous trees removed along the south property line
Landscaping added or replaced throughout the community
Repairs completed on select shutters and fencing
New treadmill added to the clubhouse gym
